Terms of Use
The calculators and content on HomeMath are provided "as is" for general planning only. They use standard formulas but are not a substitute for advice from a lender, broker, tax professional, or attorney.
Home prices, tax rates, insurance costs, and interest rates change over time and by location. The numbers shown are typical published examples to help you plan, not a quote. Always confirm current figures with a qualified professional and the relevant government or lender source before making a decision.
The calculators model a fixed-rate loan with level payments and simple assumptions about appreciation, rent growth, and an invested down payment. They do not model adjustable-rate mortgages, interest-only periods, balloon payments, seller concessions, or local tax exemptions such as California’s Proposition 13 reassessment rules. For those, get a formal quote.
We are not responsible for any decision or consequence based on a result from these tools, including anything involving a mortgage, purchase, sale, or lease. Your use of any output is at your own risk. Nothing here is an offer, solicitation, or commitment to lend.
If you choose to act on a result, you do so independently. HomeMath is not a party to any transaction and receives no commission, referral fee, or other compensation from any lender, agent, or vendor. We do not endorse any specific lender or product.
The text, calculator engine, and design on HomeMath are provided for your personal, non-commercial use. You may link to our pages, but you may not republish the calculators or present them as your own.
These terms may be updated; the version at this URL always applies. By using this site you accept the current terms. If any part is unenforceable, the remaining parts stay in effect.
To the fullest extent permitted by law, HomeMath’s total liability for any claim relating to the site or its calculators is limited to zero, because the tools are provided free of charge. We are not liable for indirect, incidental, or consequential losses, including any financial loss from acting on a result.
If you are unsure how a result applies to your situation, the right move is always to ask a licensed professional before signing anything. The calculators are a planning aid, not a substitute for individualized advice.
When we update these terms, we will post the new version here and the date of the change. Continued use of the site after an update means you accept the revised terms, so it is worth checking this page occasionally if you use the tools often.
